In total, it takes SIX Knife stabs to kill the Sadist. When you run out of Flash Bolts, quickly run to a higher floor so that the detective can reload and create more Flash Bolts. Once you've stabbed him, move back and shoot another Flash Bolt when he recovers and repeat the strategy. Once he's been blinded quickly walk up and use a Sneak Kill attack to stab him in the gut or on his back. Bust out the Agony Bow and fire a Flash Bolt at the Sadist (be sure the bolt hits him) to make him stop and cower for a few seconds. The only way to stop the Sadist from rushing you is to temporarily blind him using Flash Bolts. It's easier said than done, though you will need some patience and a good strategy. One of the most challenging things to try when fighting the Sadist is to kill him using only the detective's knife. This should kill him, and with it you will be able to get his chainsaw, and a lot of Green Gel. Once The Butcher enters and takes a step forward, throw the level and spikes will come up, impaling the monster. Go through the door and run to the switch on the opposite side. Once down here, run to the other house with the levers in it.
Once he is on your side, turn tail and leave via the second floor door that has stairs going down to ground level outside. You can take this time to get a few more shots in, using whatever weapon you choose.
The Butcher will then begin to grab his chainsaw and climb up top.
Ideally this should be done with an explosive bolt as it will give you some nice, initial burst damage. Stand on the second floor of the barn, and shoot him once.
